The two findings a pest inspector cares about most
Clearance and water, and Schofields supplied both.
In short: How ordinary building findings become conducive conditions.
The first
Cladding sitting closer to the concrete than the clearance allows, recorded three times on one property. That band is where activity has to become visible, and without it the inspection loses its best tool.
The second
A downpipe never connected to the stormwater system, which keeps the ground at the base of a wall wet through every rain event.
Why they combine badly
Moisture beside timber is most of the invitation, and a lost inspection zone means nobody sees the response to it.
What else feeds it
Slow leaks under cabinetry, which the same inspection recorded four times over.
What to do about it
Cut the levels back, connect the downpipe, chase the leaks. None of it is expensive and all of it removes the conditions.
